Medford Enterprises, Inc. (MEI) in Lihue, Hawaii is proud to introduce our new "Affordable Steel Frame Home Material Packages".  MEI offers custom prefabricated or pre-cut bulk steel frame home material packages for the first time, additional, or investor homebuyer.  Steel framed homes offer spacious living areas with up to 30' clear spans and the Galvnized steel framing is protected against rust and corrosion.

We can use your Engineered drawn plans to manufacture your dream homes steel framing materials package.  Our intention for offering these packages is to help meet the need for strong affordable housing in all 50 states and world wide. These packages will provide the owner with a home that will stand up to high winds, heavy rains & snow, be fire, termite, and earthquake resistant for many years to come.

The framing is manufactured with "Galvanized" 2" x 4" box steel tubing or light gauge steel "C" studs & track that offers strength, high wind loads (standard wind loads of 120 M.P.H), and carry the manufactures full warranty.    

We ship these prefabricated steel frame home material packages from the manufacturer directly to most job sites overland by truck, in 40' sea containers, on 40' flat racks, or both for over water shipping.

We provide Engineered sealed structural and erection drawings of your model for all 50 states. The plans include the anchor bolt detail drawing, floor plan, roof & wall framing diagrams, and erection details.  Some foundation drawings upon request.

MEI offers you all the Custom Steel Frame Materials you need to repair or rebuild your home for 9% above MEI's material costs (does not include shipping or tax where applicable). 

The quote for your steel frame material packages will be calculated off of your Engineer Sealed Drawings.  This offer is not just for individual home owners but is extended to entire communities that have been devastated by these events.

 How Do You Get started?

There are four easy steps:    

Step 1: The Engineered drawings of your home (PDF file, disk, or a hard copy of your Engineered Drawings) is received at MEI.  The light gauge steel framing needed for your custom home is calculated and a quote for your prefabricated wall and roof truss steel frame material package is sent to you for your review.

Step 2: You place an order that includes a signed contract and a 20% non-refundable deposit for your approval drawings, which once approved, are followed by your Building Permit Drawings.  Framing material orders require an additional 20% non-refundable deposit.  

Step 3: Your homes exterior, interior walls, and roof truss steel framing is prefabricated at the plant including additional framing materials for all windows, doors, and all fasteners to erect the structure; all prefabricated from your drawings.  The balance for your Custom Steel Frame Home Materials Package is due when the materials are ready for shipment from the manufacturer.

Step 4: Your custom prefabricated framing material package is loaded and shipped directly to most jobsites.  Freight Collect shipping can be arranged by MEI for you or shipped through your freight forwarder with the freight fees charged to your account.  Your prefabricated framing material package arrives on your jobsite, you off load the wall and truss framing (normally loaded in order of assembly); your construction process can begin immediately.  You can secure the prefabricated steel framed sections directly on to your foundation and connect to each other as the materials are unloaded.  Your prefabricated steel frame home should be completely or near completely framed by the time the flat rack is unloaded.

Your exterior pre-cut bulk steel frame material walls are usually assebled on the ground around the out side perimeter of the foundation or on the pad, assembled walls are lifted up and set in place on the anchor bolts and secured to the foundation, the roof truses are lifted and secured in place, and all interior walls can either be assembled on the pad then set & secured in place or can be field assembled and secured to the concrete pad or floor.  Once your homes prefabricated or precut steel framing is completely assembled, you or your contractor can begin installing the finishing materials of your choice.   

Depending on the number of construction crew members used, the average time for completely framing a single story 1,200 to 1,800 square foot prefabricated home (from the top of the slab) averages (7) seven to (10) ten days.  Bulk steel frame material orders may take longer to assemble.  Construction times with both methods will depend on the number of erection crew members used to assemble the structure and the complexity of the design. 

No matter if you have the need for just one home or a hundred homes, it is that easy.

 Items included in all Standard Steel Frame Home Material Packages

Prefabricated Orders: All of the "Galvanized" steel framing materials required for framing the structure.  The roof trusses, roof purlins, ceiling furring, 2" x 4" box steel exterior wall studs & track, 2" x 3" interior wall studs & track, 2nd floor joists, all headers, track, posts, sub fascia, soffit framing, angle straps, and fasteners to complete the structures framing assembly.  Bulk Material Orders are normally factory pre-cut, palletized, and steel strapped for shipping to the customer; this minimizes the need for field cutting of framing materials on the job site.

 Items Not included In The Home Packages
Foundation drawings (most by others): It is recommended that you contact a local Architect / Engineer to draw the foundation for your home to comply with your specific City, County, and State Building Codes. This Architect / Engineer will draw the foundation details, electrical, plumbing, sewer or septic, system, your plot plan, will add our detail and erection drawings to your packet, will re-stamp the entire packet, and will then become the local Architect / Engineer of record for your Building Permit and Construction Process

Foundation materials: (by others) 

Electrical: (by others; your local electrician or public service company should supply these items)

Plumbing: (by others; your local plumber should supply these items)

Sheeting: 5/8" or 3/4" pressure treated plywood roof decking, 1/2" pressure treated plywood wall sheeting; pressure treated plywood roof & floor decking and wall sheeting are less expensive to purchase locally due to the weight and cost of shipping

Drywall, mud, tape, or screws: (less expensive to purchase locally due to the weight and cost of shipping) 

Interior or exterior paints, stains, sealers or wallpaper

Caulking or sealing materials (except window flashing)

Floor coverings

Counter tops

Appliances

Heating, cooling equipment, or ducting

Hot water heater

Stairs (by others; interior or exterior are required to be field manufactured to fit the structure)

Gutters or down spouts (by others)

Assembly or erection of the home: (by others; some local erection crew referrals are available upon request). 

Options:

Custom Designed and Manufactured: All frabricated from your Engineered or Architectural drawings.

Steel Frame Storm Shelters or Storm Safe Rooms
with a 250 mph wind loads and 200 pounds per square foot live loads.  
New Additiosn or Retro-fit models are prefabricated with 2" x 4" "Swedged" 14 gauge steel box tubing for ease of assembly.  Our Steel Frame Storm Shelters are designed to meet and exceed FEMA's (Federal Emergency Management Agency) minimum specifications for storm shelters.

Special Orders:

Solar Hot Water System: Complete with 120-gallon tank, roof panels, pump, and photovoltic cell for solar hot water system pump electrical supply.

Decra Stone Coated Steel Roofing Materials: Full line of Decra steel roofing materials (i.e. Asphalt, Shake, Shingle Plus, and Spanish Tile) and accessories. 

Steel Assembly Crews: Some local erection crew referrals are available for projects on the mainland and Hawaii.  MEI holds State of Hawaii Contractors License #: BC 30103 and BC 30104.  (Refer to Contact section for the Construction Division Director's contact information.)
